Multidisciplinary feasibility fee: architect-only vs full team

An architect-only feasibility is a fraction of a full multidisciplinary fee, but it leaves Cost Plan A, M&E adequacy, structural feasibility and planning risk unowned. For CIF and SRP work, a multidisciplinary team is almost always the right answer.

Architect-only

Architect-led Stage 0-2 with the architect drafting a concept and a high-level Class 3 cost narrative typically £8,000-£16,000 for a primary scheme. The published Extension Architecture small-scale band of £1,200-£4,800 is a useful floor for the simplest engagements [source: Extension Architecture, verified 2026-06-24].

+ Quantity surveyor (Cost Plan A)

Adding a QS to take Cost Plan A to NRM1 typically adds £4,000-£8,500 depending on scope. This is the minimum addition that makes the study CIF-defensible because Section C asks for a fundable cost narrative [source: RICS NRM1, verified 2026-06-24].

+ M&E and structural

Adding M&E and structural to the team brings the engineering feasibility into the cost plan and unlocks honest plant-room sizing and roof loading assessments. Typical uplift £5,000-£10,000 combined.

+ Planning consultant

Where a planning pre-app sits inside the feasibility, a planning consultant adds £2,500-£6,500 plus the LPA fee. For contentious sites (green-belt, conservation, listed) this is rarely optional.

+ Sustainability (Spec21 / Gen Zero)

Net-zero retrofit feasibility under the £710m R&R Programme needs a sustainability consultant taking the energy modelling and embodied-carbon line. Typical uplift £5,000-£12,000 [source: Gen Zero spec, verified 2026-06-24].

Does CIF require a multidisciplinary team?

CIF guidance does not name disciplines but the application form expects a fundable Section C cost plan and condition evidence. In practice this means at least architect + QS + a competent condition surveyor; M&E will be required for any plant-room or boiler scheme.
